Specific Defects Reports
This type of report is typically carried out on behalf of existing property owners who discover, or suspect a particular problem with their property.
This service involves the inspection of specific defects in a property and the provision of a detailed Surveyor’s Report after assessment of the particular specific defect. This type of survey does not look at other parts of the building/property and only focuses on the specific defect(s) in question. Any major other defects noted during the survey will be highlighted but not investigated. If the property is in a poor state of repair generally, a Building Survey is more appropriate.
Some typical specific property defects regularly encountered are:

Cracks, structural movement and distortion to buildings.

Our assessment will include our observations, description and understanding of the defect, the likely cause of the defect, the possible resulting consequences and effects, and we will recommended action that should be undertaken to address the issue.
Note that our Specific Defects Reports involve non-intrusive observations (which in most cases is sufficient for a surveyor to discover the likely cause of a defect). If intrusive works are required, such as excavations, opening up of parts of the property, etc. This will incur additional costs and will require the involvement of a building contractor.
